Staging a New Low-Income Development Model in Portland

By
Home Stager with Synergy Staging ~ specializing in vacant home staging

When Synergy Staging was asked to stage a model unit for one of the newest Proud Ground developments in Portland Oregon, we were thrilled to be able to work with this awesome non-profit agency that helps low income home buyers purchase their first home. This beautiful project named Svaboda Court has twelve newly constructed townhomes that are LEED platinum certified.

One of the more rewarding aspects of being a home stager is helping buyers see the potential of their new property. When our staging is also helping first time buyers envision their first home, it's all the more fulfilling.

The Oregonian published a featured article about the new development where you can see many more details about Svaboda Court and some photos of the staging.

*** After only one month on the market half of the units are already under contract! The Executive Director understands the power of staging, and even with price points at under $110,000, staging has proben to be a smart investment that is showing quick returns.

Here's a few photos of the model.

David, those townhomes are fantastic looking, I bet it was a great project to be involved in. Your staging is perfect. Wow, I love this place. I love the fact there is no street, it truly is a court.

Congratulations for being chosen to stage, you did a wonderful job.

No matter what the price point is, buyers still have the same questions:  Will my furniture fit?  Where does the sofa/TV/bed go?  How can this room be arranged?  Smart developers to have hired you - your beautiful work is paying off!

Tom ~ Thank you! We're also glad to see the homes selling so quickly.

Andrea ~ Appreciate your comments. It was a great project to be involved with, especially the mission of the organization.

Roger ~ Thanks so much!

Kathy ~ Both bedrooms were very small, and we didn't want to use 'real' beds in both in order to differentiate the master. This wood panel is a good solution for small spaces and secondary bedrooms.

Julia ~ You are right - and especially in smaller spaces, potential buyers need to understand how they can best use the space.

Preparing your property for sale

HI David, we have found the same thing in our area. No matter the price point, staging gets the results that the seller is looking for.

We supply props and accessories, bedding and artwork that the buyer would typically purchase. It is all about allowing the buyer to see themselves living in the property. Love the headboard you used. Adds interest and gets the buyer thinking about how they could use something interesting themselves.  Creates a conversation starter and hopefully they will tell their friends and family about it. Who knows, maybe they are looking for a home and will come to see this development.

It's all about starting conversations and keeping the interest of prospective buyers.

David....This is a case with a SMART developer who knew that a smallish space would look even smaller without staging.  All choices you made were scale appropiate and showcase what to do and how you can live in this home!!

Marianne ~ Thanks so much. We are so pleased that the units have sold so well and so many are experiencing their first home purchase!

Michelle ~ Yes, staging works at all price points!

Kathy ~ It's funny when people think that putting furniture in a small space will make it look smaller when the opposite effect happens. Thanks for your comments!

David - What a great project to be involved with.  All homes have a right to be staged, no matter what price point.  Love how young, hip and yet cozy this unit looks.  Seriously, is that rug not perfect with that sofa!  Great job as always, David!

David - simply lovely.  A project like that makes the job of a home stager feel great doesn't it. You have made these homes look desirable, beautiful and welcoming.
