Our fingertips are heavily calloused as every time Case-Shiller drops a bomb on Atlanta real estate we rush to remind everyone that the data needs to be kept in context. Atlanta is far too large and far too economically diverse to be considered as "one" market. Several micro markets have been stable for several months, others have found stability over the last few. The impact of REO and distressed homes has impacted the stats; investors and first time buyers have been incredibly busy and the result are increases in activity. The best way to review this data is by using both charts; compare the increase in sale price with median sale price; you will clearly see the impact of distressed inventory.

The charts below are courtesy of Chartmasters and they illustrate change in median sale price (year over year) and median sale price (2nd qtr '12 only). Key points:

  • Median sale price is greatest in the Sandy Springs area (ITP) at $610K, the Buckhead area at 570K and South Buckhead area at 480K. Overall average is 151K.
  • Greatest increase in median sale price was in SW Fulton County at 121.4%, Western Gwinnett County at 55.6% and the Vinings area at 42.6%. Overall average was +5.9%.
