NW Austin ~ Canyon Creek ~ August 2012 Statistical Report
August was an exciting month for sellers in Canyon Creek with a 40% increase in homes closed compared to last year. There were many homes that went under contract in June and July but didn’t close until August due to an increase in length of time for processing mortgages.
There were 5 larger homes backing to greenbelts that were listed and sold in an average of 9 days! Sellers feeling the need to downsize picked this summer to make their move therefore we saw a 5% increase in the sold average price/square foot.
The buyer’s quest to purchase newer homes or ones that are highly upgraded continues, with the offset being older, less updated homes languish on the market. The sold properties are newer in age thus the demand attributed to a 17.5% increase in Sold Price compared to 2011.
