Sales Trend: 

• Number of closed transactions remained stable in August 2012.  
• Inventory increased over last month which may be an indication that sellers who have been sitting on the sidelines waiting for the market to stabilize are coming back and putting their homes up for sale. 
• Median sold price remained stable in August.
• Average sold price decreased compared to the previous month by about 3% because the total sold price range decreased. 
• Number of homes under contract is down slightly but pendings are up.
• Average days on market was 84 days.

The highest sold Hernando County property in August was a waterfront property in the Aripeka neighborhood.  Built in 1998, this home is a stilt construction and has three bedrooms and two baths.

The lowest priced property in August was a fixer-upper manufactured home.   The price reflects the value of the land only. 

Short Sales and Foreclosures in Hernando County, Florida: 

Distressed sales declined by 8% over the previous month with only 27% of all sales.  

Likewise, of the currently available homes for sale in Hernando County, short sales and foreclosures also make up only 25% combined with 77% of homes for sale offered as traditional sales.
