One of the biggest mistakes I see selling real estate at Harstene Pointe is that people wait until after the summer is over to place their house or property on the market. After all, this is all about recreation for 75% of the owners at the Pointe.

This can be out of the frustration of not using said property for the whole summer and because of this fact, they decide just to sell it. The problem I often see with this philosophy is that buyers want to be able to use their newly purchased property during the good weather, namely the summer. That is the buying and selling season at the Pointe.
As a broker representing a seller, especiaIly at Hartstene Pointe, I would rather see the seller go through their property and fix all those little items that might need to be taking care of before marketing their property the following spring. There are always things to take care of such as painting, uncluttering and simple maintenance that could add thousands to your bottom line when selling.
Another factor, when you place your house or property on the market in September/October, is that the longer their house sits on the market, the more stale your listing becomes and by the time the buyers shows up in the spring, your house has already been on the market for over 180 days. In the buyer's eyes this means that there's something wrong with your property or you have overpriced the property. Either way it's going to cost you, as a seller.

I'd make an analogy with FSBOs. Getting it in front of the most people when the most people are looking to buy is the right choice.
It is not what happens here, Paul. In New England most of the sellers believe that Fall and Winter is a dead seasons for the buyers.. Oh boy, are they wrong.

It it important to know the best time to market youir property. Different markets are better or worse for marketing properties in the fall.
Okay... I'm using the old real estate scripts here (devil's advocate) - any buyers that come to your property are interesting in buying or selling now. Looky loos have done their thing and will be back in the spring ;-) However, your area is so largely recreation that I can see this as a huge hurdle.

Your points apply not only to vacation properties, but also homes located in 4 season areas (like Northeast OH).
I think you missing a huge audience when you list after summer. Those who have rented a property might see yours for sale while they are there and decide they love it so much that they want to buy a property. They will never see it after summer when they aren't going to be vacationing there.
Good morning Paul - great point. I'm not interested in putting my name on homes that won't sell. It looks like failure. If I'm going to list it, and expend all that cash marketing it, it's going to sell :)

Good Morning Paul, I appreciate your post because I was just discussing the selling season with a prospective client. I agree completely, if I am going to list it, I am going to get it sold!
I have given the same advice to my inlaws who live in a vacation destination in North Carolina. They thought they could put their house on the market at any time of the year and it made no difference.

Know your selling season - whichever market you are in. When I talk with folks about listing their property, we talk about the seasons of our Atlanta market and why spring is generally the best time to list. Having said that, I sell properties all year long, it's just that I agree with you comments above, maximizing the price and having the most interest to actually SELL the properties I list!

Every community is different. Fortunately I live in an area that is not so seasonal.
Supply and demand has to play into it no matter what the situation is...If it is priced right and not a log cabin, it will command attention in the business world at anytime it is presented is my take
Paul-This makes total sense, particularly coming from someone who has been actively selling in that market for a longtime. Getting a home ready and putting listing it when they have the greatest chance of selling is how to get the most from your sale.
Great advice to list when in your area the buyers are buying, not after season.
Definitely will get top dollar for a listing while it is fresh on the market and at the right time.
Paul - Especially in a vacation area it makes a lot of sense that the summer would be the best time.
