Lookout Building - Hudson Harbor

Over the past couple of years, I have been tracking the progress of Hudson Harbor  which is located right on the Hudson River against a major portion of the Westchester’s Hudson River Walk.   This development is a combination of luxury townhomes as well as condominium flats. Interspersed between the town homes will sit a complete community including shops and dining – creating  complete mini-community on the Hudson River.  Included in this package is a complete fitness center, a large out door pool both for residents only as well as guest houses for residents who have visitors.

 

 

Phase II – Lookout I – is nearly sold out. 

The Lookout Building (pictured above) though sleek and modern features wonderful stonework that gives a bow to nearby  Stone Barns.  The stonework is nothing short of amazing.

These are traditional condos.  Listing price points began at $500,000 for the Lookout building which is appropriately named as it overlooks the Hudson River and the River Walk.    Although these homes are almost sold out ,  closing prices are pending and will be available in in due time.  The building is unique in that each unit has wonderful finishes and a balcony that gets either full or partial views of the Hudson River.  Any weakness in the housing market did not inhibit sales in this wonderful building.

 

Phase III – Hudson Harbor:

Well there is some exciting news…Phase III of this development is  underway.  The ground has broken on the first part of this phase.

The Carriage Houses:

The Carriage Houses are being built as of this writing.   They consist of 27 Townhouses that take their theme from the rich variety of carriage houses located at historic landmarks throughout the Hudson Valley region.  They range in size from roughly 2200-2700 sf and are being crafted from local materials.  Even though this phase is not directly on the river, the surrounding courtyard provides wonderful landscaping and the river is just steps from your door.  Although the model is not yet open, they amenities promise to be on a range and level that match the previous phases – which has been outstanding.

Lookout II:

Lookout II  – will be similar to Lookout I in style and finishes, though the floor plans will be fresh and new.  Once again each unit will boast either full or partial Hudson River views all with outdoor space. 450 This phase has yet to break ground, so stay tuned for more information.

Phase I Townhouses

The Townhouses  (pictured above) from this phase that resemble New York City brownstones, but also somehow remind me a great deal of Georgetown in Washington DC.  The size of these homes ran from roughly 3300 – 4500 sf and sold in a wide price range between $1 million to $2,500,000. The views pretty much determined the final pricing more than any other factor.

The Stonehouse  - Took its them from the famous Blue Hill restaurant at Stone Barns in nearby Pocantico Hills. These are traditional condo flats.    The stonework and woodwork on the facade is very, very impressive and gives the building a striking appearance seldom found modern condominium complexes.   The units in this building sold in price range from $475,000-$1 million and the size of the units ranged from 750-2100 sf.

You know I've never been there (at least inside).  It looks like a great place to live...and LOL I bet all the flooring is new...which is why I haven't gotten calls for there.  And, yes, it reminds me of Georgetown, too.

Hi Debbie - It's funny.  We were having that conversation the other day. I was there with a client and the client asked  about the floors for phase III.  The sales office agent said only two people opted for their own floors out of all the sales in all the buildings.  One family went really dark and the other went really light...just FYI!
