I was reading our Maryland Association of Realtors Tool Kit.  It is a newsletter with informative articles some featuring how to survive this unusual market. 

One of the articles referenced, suggested you could try a one day only sale.  The article told of an Oregon- based Realtor who discovered that a one-day-sale was a good strategy for unloading a home that had been sitting on the market for awhile.

Apparently she reduced her list price from $219,000 to $199,000.  She announced the one-day-sales event to colleagues and contacts, and posted signs throughout the neighborhood.

She also had a lending representative present. As a result of this she attracted 10 prospective buyers, two of whom made offers, and the home was sold.

I couldn't help but think as I was reading this article that a One-Day-Only Sale sounds a lot like a Real Estate Auction to me.   If this one Realtor was successful in putting out a few signs and telling colleagues imagine how much more successful the outcome would be to use the mass marketing techniques that Auctioneers use to promote an Auction.

I guess it seems it's just hype because the point of a one day sale is it won't be available tommorow but in the case of this house if it didn't sell it would be there tommorow.

It's good for generating interest, but I'm not sure how I feel about these gimmicks. I've tried things like this before and never had them do anything but appease a frustrated seller for a very brief time.

I was thinking about and I my concern would be how do properly market this I am not sure how do you create that sense of urgency.

Colleen - I am a Realtor and a licensed Auctioneer.  If you are interested in other means to market and sale real estate in this market I would contact an Auctioneer first.  Depending on the circumstances of the Seller an Auction may be the best alternative to moving a property quickly.

Not a fan of gimmicks...If the house doesn't sell during the one-day sale or at a fire-sale auction, you have devalued the home forever. 

1. Price a home well from the first day and market it well. 

2. Set reasonable expectations with your sellers.

Endea,  In our office we promoted a "weekend sale" a while back.  It was effective and there were more buyers looking at the properties.   I'm not sure if you would get the same results now, but innovative marketing is key in addition to having the home priced correctly.  Thank you for a great reminder.
