There have been lots of posts here about "floor time". (Here is one of mine. Here are several others)

Some (most?) agents hate it, some tolerate it, a few actually like it.

Regardless of your feelings, it DOES work. This just happened today:

My lovely bride does not enjoy floor time. At all. She was in the office, shuffling files or something. The floor shift ended at noon. The guy on shift HAD to leave, and Sam, the agent who was supposed to take over, was at lunch with the broker. Being the team player she is, Francy offered to man the phone until the lunchers returned.

Five minutes into it, the phone rings. It was an agent looking to refer a buyer from Minnesota.

Francy's taking them out Sunday to look at $400 - $500K homes.

Needless to say, when Sam got back from schmoozing with the broker, he was none too happy.

You never know when the floor phone is going to ring. If you're not there to answer it, someone will.

I spend hours and hours in an empty model home. It's boring and there is very little to do other than surf and wash floors. But once in awhile it's all worth it. My dream is that someone walks in and says 'build me one of these and can you list my existing house'. That happened last week and was worth all the down time sitting in an empty model.

Floor time has also been called opportunity time. Opportunity to get a referral like Francy just received. 

Sometimes floor time can be just sitting around but sometimes someone walks in and you can you can get a great buyer or seller. We take about 12 to 16 hours a month of floortime. You just never who will call or walk in.

My personal policy about floor, especially when I pick up someone else's is "Don't ask, Don't Tell."  I'll even tell a white lie, "floor stunk."  Hey, I don't want to know if someone got something good when I was supposed to be there.

I was on floor this am too. Showing a 770k home tomorrow and already showed a lease today. 

Don't want your floor time?  I DO!

Those Minnesotans are missing a very mild winter!  There isn't even much snow for us to shovel!  I sign up for floor time at least twice a week. It's on my list of things to do every week!

Lightning has been known to strike on floor time - however - a note of caution.  Early in our career we were at a family owned brokerage who had several family members as agents.  Ninety percent of the floor leads mysteriously arrived during their ten percent of total floor time.  Being in the right place at the right time is a good thing - but I don't know that the odds for floor time are sufficient to sustain a business.

I couldn't agree with you more. My mom was on floor time last weekend and got a call from someone who was ready to buy immediately. Since it was the weekend she was the only one there. She called me to take the up time, took them out and they wrote a contract on a house that day. Hooray for floor time!

I've always enjoyed floor time at my brokerage.  If you're going to be in the office anyways why not maximize the opportunites and sign up for floor duty?

Your right it does work! Coming in early and working late also works. I come in around 7:30-8 every morning. We have a sales meeting every Tuesday where agents can sign up for phone duty. I've found that most of them never show up. So I'm there day in day out and a good portion of my business comes from answering the phone. Good way to expose yourself to others that call such as Title companys, mortgage companys etc. that might refer someone to you someday. If they are used to you answering the phone they might just ask for you when they have that referral.

Floor Time:

I always come to my floor time with tons of work to do.  If I get a call, it is a bonus.  Never plan to make a living on the floor calls.  I have sat many of a floor time shift, and the phone never rings.

HOwever, One morning, a couple came in and wanted to list their property.  I was the only one in the office as it was a Saturday morning.  I closed the office, and went to their property with them.  In two days, I had it listed for 799K, and within a month, I also had the buyer.  It went to closing and was a SWEET deal.

Just last week, a woman called and said " I want to list my house"  I about fell off my chair.  I went over that night and got the listing.

There have been more as well, but I consider these a big bonus.
