Zip code 20906 - Detached Homes Market Report - Dec 2007

This market report is about Detached Homes FOR SALE in the 20906 zip code excluding those in the active senior's community of Leisure World. As for this date (1/17/08) there are currently 164 such homes FOR SALE in the market place, 11 homes went under contract during the period and 24 were SOLD during the month of December.  Of the 168 homes 19 were added to or came back on the market in December and not put under contract by the end of the month and 31 have come on the market or returned to the market in January.

By comparison there are 2408 detached homes FOR SALE in all of Montgomery County Md. on this date and 733 in all of Silver spring.

6+ Bedroom Detached Homes

Of the 168 Detached home only 13 are 6 or more bedroom homes.  These homes range in price from $349,000 to $749,000 with the average being $468,200.  These home have been on the market from 15 day to maximum of 238 day (just over 7 months); the average being 117 days (close to 4 months). 

Only four 6 or more bedroom homes went under contract in December.  The current List Price of these homes at the time they went under contact ranged from $279,900 to $600,000; and the days on the market ranged from 2 to 233 days with the average being 83 days.

No 6 or more bedrooms homes went to closing during the month of December.

5 Bedroom homes

There are 39 five bedrooms detached homes on the market in this group.  They range in price for $295,000 to over 1 million at $1,250,000; with the average being $542,500.   While a few have come on the market since Jan 1, the average number of days on the market is 171.

Three 5 bedroom detached homes went under contract in December, with their list price ranging from $319,990 to $699,000 and the average was $487,963.  These homes were on the market for days ranging from 46 to 95 with the average being 71.

Six 5 bedroom detached homes went to the closing table during the month of December, with their last list prices going from $352,980 to a high of $679,000 with the average being $500,297.  While one was on the market for only 19 days the longest was near 9 months at 268 days; with the average being near 3 months at 83 days.


4 bedroom homes

Clearly a majority of the detached homes, there are 72 four bedrooms detached homes on the market in this group.  They range in price for $299,000 to $899,750; with the average being $456,229.   While a few have come on the market since Jan 1, the average number of days on the market is near 5 months at 154 days.

Only one 4 bedroom detached homes went under contract in December, with its last list price being $349,900 and was on the market for just about 2 months at 59 days,

Eleven 4 bedroom detached homes went to the closing table during the month of December, with their last list prices going from $349,000 to a high of $899,7500 with the average being $527,759.  While one sold as soon as it came on the market, the longest was near 8 months at 250 days; with the average being near 4 months at 124 days.

3 bedrooms

There are 35 three bedroom detached homes on the market in this group.  They range in price for $274,900 to $625,750; with the average being $379,612.   While a few have come on the market since Jan 1, the average number of days on the market is near 4 months at 122 days.

There were 2 three bedroom detached homes that went under contract in December, with its last list price ranging from $390,000 to $399,000 and was on the market for just about 5 months at 149 days,

Six three bedroom detached homes went to the closing table during the month of December, with their last list prices going from $289,990 to a high of $417,000 with the average being $350,615.  While one sold in less than one month, the longest was near 9 months at 264 days; with the average being over 5 months at 165 days.

2 bedrooms

There only 5 two bedroom detached homes on the market in this group.  They range in price for $248,900 to $390,000; with the average being $336,120.   While a few have come on the market since Jan 1, the average number of days on the market is near 4 months at 129 days.

Only one 2 bedroom detached homes that went under contract in December, with its last list price of  $280,000 and was on the market for just about 2 months at 50 days,

No 2 bedroom detached homes in the 20906 zipcode went to the closing table during the month of December.
