Maintaining a home is often a monumental task that requires year-round diligence. There are a number of things that must be done every year, but are often overlooked. Here is Phyllis Frankel Realty Groups list of the top forgotten home maintenance projects:

HVAC System

Your HVAC system, which should include your furnace, heat pump and/or air conditioner, is a complex system that requires general upkeep to keep it running efficiently. In addition, a furnace that hasn’t been properly checked could be releasing dangerous carbon monoxide poisoning, so it is always important to call in the services of an HVAC professional to give your system a once-yearly checkup.

Carpet and Upholstery Cleaning

If you’ve invested money into carpeting, rugs and upholstered furniture, it pays to keep them in good shape by steam cleaning them at least once a year. Cleaning upholstery and carpeting keeps the fibers from wearing down due to dirt and dust, thereby making them last longer and look better. Plus, if anyone in your home suffers from asthma and allergies, steam cleaning your carpeting and furniture will eliminate dust mites and allergens, thereby helping everyone breathe easier.

Pest Check

Termites, carpenter ants and rodents are often quite sneaky, causing a considerable amount of damage before they are even noticed. Therefore, it is always in your best interest to call in the services of a pest control specialist once a year to check your home for signs of insect or rodent infestation.

Doors and Windows

The doors and windows of your home are likely the major causes of energy loss in your home. It is therefore important to check weather stripping and caulking at least once a year around all exterior doors and windows.  If the caulking around your doors or windows is cracking or splitting, it is best to remove it and apply fresh caulking instead of applying new caulking over old.

Yes it is always best to get your A/C tune up before summer starts. Here in Florida, having the hvac go out in the summer is not fun. Plus it seems it always happens late Friday so you have to pay the emergency service fee to get it fixed.
