Buying a Foreclosure in Los Angeles

Almost every buyer I meet asks about buying foreclosures in Los Angeles, because, like everyone, they are looking for a deal.  And I always hear “I am looking for a deal.”

Fortunately, or unfortunately, there are no deals in the desirable neighborhoods of Los Angeles.  I use the term “no Buying a foreclosure in Los Angelesdeals” loosely, because who 
knows, maybe someone will get lucky.  But Los Angeles was not hit like many other parts of the country.  Prices came down, but they did not plummet, and the real deals are bought on the courthouse steps before they even come to market.  Also, it is wise to consider that, for the most part, even if you do find that deal, you are going to eat up what you saved in the repairs you are going to have to make, since often these homes have been left in complete disarray by their previous owners.

The Los Angeles foreclosed homes you see listed are usually close to market price, and if they were a real buy they would be gone.

To give you an example of the foreclosure activity for both condos and single family homes in some of the Los Angeles neighborhoods……

Beverly Hills foreclosures:

Sold:  Condos:  7 at a median price of $575,000.  Single Family:  3 at a median price of $1,100,000

Santa Monica foreclosures:

Sold:  Condos:  21 at a median of $500,000, 4 active and 2 under contract.  Single Family:  10 at a median of $801,500, 1 under contract.

Culver City foreclosures:

Sold:  Condos: 28 at a median of $220,000, 1 active and 5 under contract.  Single Family:  7 at a median of $425,000, 1 active and 2 pending.

West Hollywood foreclosures:

Sold:  Condos:  28 at  a median of $276,000, 2 active and 2 under contract.  Single Family:  3 at a median of $510,000, 1 active.

The Westside foreclosures:

Sold:  Condos:  51 at a median of $412,000, 3 active and 2 under contract.  Single Family:  15 at a median of $985,000, 4 active and 3 under contract.

The largest foreclosure activity is seen in the condo market, with single family homes accounting for an extremely percentage of Los Angeles area home sales.

Interesting Jane, I had no idea that foreclosures in LA were listed at close to market price and your area didn't take the hit like most places around the country.

Jane, Sometimes we get the buyers who only want foreclosures "for the deal".  Then they get disappointed when we don't have many or any for them, because when you put in the other criteria they have, it's NOT foreclosures that meet them.  And frankly, all things considered regarding poor condition most often common on foreclosures here, the money spent fixing them up post purchase may make them more expensive than just finding a really motivated regular sellers.

Our foreclosure "deals" are few and far between.   I've found them in all price ranges and they aren't always the cheapest home in the neighborhood.

If I had a dollar for every buyer who wanted to look at foreclosures . . . I show them a few and then they're not interested.  With the foreclosures in your market, are they similiar to the article's photo?  Most are pretty run down and need quite a lot of TLC.

Jane - Great information on "getting a foreclosure deal" in the Los Angeles area.  We're starting to see the same thing here.  Buyers are better off with an equity (standard) sales and negotiating a great price.  Excellent post.  Suggested!

Hi Jane, I like and agree with what you said about the repairs needed and the general conditions of most (not all) foreclosures- here, you can get a "deal" on the purchase price but all the repairs and work necessary to  make it a great deal sometimes don't add up

Your foreclosure market sounds a lot like ours here in San Antonio Jane.  Any "deals" are going quickly and the rest are going to be priced right around market price...if you do find a steal..it won't be when you are done paying for repairs.  It's a hard lesson to take sometimes because their are stil those who have the thought process that you can buy a home for pennies on the dollar..

Hi Jane, An excellent post. From my perspeectiive, any property priced at market today will be a great buy when considered in a few years. With rents high, it is the time to get these bargains becaue we will never see prices or iinterest rates like what we are having today.

I could write the same post about our area...oh, sure, a county or two to our south was a different story, but in my immediate market, it was the same story.  I have always told clients foreclosures are not regular houses on sale at Wal Mart - they are distressed and priced accordingly.  They are not for everyone!
