     The neighborhoods of Woodmont, including Woodmont,Woodmont Oaks, and Woodmont Ridge, are located in Northwest Allen county Indiana to the East of Lima Rd and West of Coldwater Rd on the North side of Dupont Rd. 

    Woodmont was first developed in 1974 and continued through 1979 with 111 single family homesites. Woodmont Oaks was developed in 1979 and has 41 lots.  Woodmont Ridge was developed beginning in 1992 with 58 lots.  The neighborhoods of Woodmont offer wooded, pond and level lots with most homes having higher end appointments and custom styling. All three developments are serviced by the Northwest Allen county school system

     The number of homes sold in the neighborhoods of Woodmont is up 3 homes so far in 2012 with 4 months left in the year and there is currently 1 additional home pending sale.  Days on Market slipped a little from last year to 56 days but is still far better than the average 90 days in Northwest Allen county.

Average sales price of homes sold Jan-Aug 2012:  $255,250

 

Median sales price of homes sold in 2011:  $239,900

Median sales price of homes sold Jan-Aug 2012:  $240,500

 

    I anticpate sales prices to remain steady through the end of the year with the current average list price of homes in Woodmont at $278,736.
