BUYERS WANTED ~ Please Review Qualifications, Experience Not Needed

Buyers we’ve worked with before are ready to look at invBuyers Wanted Emoticonestment property. They were awesome to work with. They bought a house through us a little over a year ago and are ready to move on with their vision for their future. We can’t wait to work with them again.

Who couldn’t use more good buyers? If we could place a classified ad for new buyers, what qualifications or experience would we be advertising for? Here’s a few I’ve come up with quickly and I’m opening the doors wide open for suggestions from the rest of the ActiveRain community.

 

Know what you can comfortably afford.

Talk to a lender, talk to a lender, talk to a lender. Do everything they ask of you when they ask you! Keep us in the loop, we hate surprises.

Have an idea of where you want to live.

Even if you don’t have a location in mind, you should at least have it narrowed down to “close to town”, “out in the boonies”, “must have a view”, “near neighbors”, “no steep gravel roads”, “must have a creek”, “need a big yard”, “hate to cut grass”, or “close to schools”. Let’s not waste time looking at things you’ll hate.

Have a wish list of what you want in your house.

We may have a realty reality price check but we have to start somewhere. Make a list of your wants; hardwood floors, number of bedrooms, lots of windows, granite countertops, a mud room, a finished basement or an attached garage…whatever floats your boat.

Know what kind of money you’ll have available

to put into the house AFTER closing. Figure out if you can afford to change the flooring, paint the house, put in landscaping, move walls or add granite countertops. Maybe “fixer uppers” aren’t in your future…why look if you can’t afford to fix them?

Be flexible with your lists

and prepare to put effort into making a house your home. Houses do not come personalized from day one and it is very rare to satisfy your entire wish list. Exclamation Point.

Please follow through on things we ask you to, when we ask you to. Timing can be critical. If you don’t understand why something can’t wait for a couple of weeks - just ask us!

Be available.

You are busy, we know and respect that. So are we. Set time aside to look for the new house and please return our calls and emails with all the information we’ve requested. If you don’t have time for us, then you aren’t really ready to purchase yet.

Have a timeline in mind.

If you aren’t ready for a year, that’s okay but there’s no reason to start going to houses yet. We’ll work with you in a different way until you are ready.

Our investment property buyers already met all the qualifications last time we worked with them and I know they’ll even be better experienced this time. This will be fun!

I always like the MONEY after the sale......so many times this point is lost on so many Buyers.....especially the first timer's......

Dan, we probably all need to do a better job of making buyers understand that what we do is a profession.

Wayne, there's no point in the buyer wasting their time before they are ready either.  Very frustrating for all parties.

Wow! Great list. Wouldn't be great to post this list and have buyers apply for the position? I would love to add something about deciding who the decision maker will be and bringing that person to see all of the homes and not just the chosen one.

This is an invaluable list! I like how you outlined all the points..you're bring up about having money after the sale is very important. There is always something the buyer wants to do to make it their home and it will require some funds available!

Bless you, my friend.  As a lender, I SO SO applaud your message.  Buyers have to understand one thing more than any other right now.  Your life is NOT your own anymore when you enter into the real estate world.  What you do has consequences, not only for you, but for the professionals you work with.  I don't advocate that buyers not ask questions.  That is always recommended.  But ask them in a timely fashion ... and then respond in the same manner.  And this is truer now than ever before ... just because you don't understand the WHY of an answer, doesn't erase the importance of replying or acting upon it.  If a professional is asking you to produce information or documents ... Be like NIKE ... just do it!  They must be necessary to the transaction.    Buyers think they can reply on their own personal time schedules, then turn around and demand a reaction or closing on a dime.  It doesn't work that way anymore ... and is so very frustrating to respond to.  

Even in the time period between your clients' last transaction .. and the current purchase, they will see that changes have occurred in our industry.  I hope as you say, they are better educated and more flexible at following directions moving into the new purchase.  I'll keep my fingers crossed for you, Mona ... and hope that it's a swiftly moving, positive, successful transaction for you!

I know a bit of a rant ... sorry ... but I've run into SO many buyers (and sellers) that want to conduct business on their own personal and lazy schedule as of late ... then wonder why they can't close on time!  I'm joining Leslie in some of her frustrations!!  lol  You deliver a powerful ... timely ... message here, so I'm going to ...

Hello Mona,  We just had a good one this week.  The lender approved the buyer and we wrote the contract, now the lender came back and said the gal needs three months of maintenance payments from her new x husband for the loan to go thru.

Mona excellent points for all potential home buyers to consider and understand the 'why's of it all.  So many people seem to be working on their own schedule lately and not understanding that they need to provide what's required in a timely fashion - so it can close as per contract.

Shortly after they added the "Suggest" button, I mentioned to someone in a comment that I suggested their post as a Feature.  An Ambassador jumped all over me and told me that I obviously needed some kind of "recognition" by telling someone I suggested their post.  

Need I tell you what I wanted to tell that Ambassador?  So my friend Tish Lloyd would always leave in the comment section "I leaned on the button" but I didn't want to steal her line, although I loved it................hence, I created my friend "Ilene".  When I feel someone's post is worthy of being Featured, I tell them my friend Ilene likes their post.

Ilene "loves" this post.  Hey, I just thought of something, she's my alter ego.  Yowza!  I guess you can't hide your Freudian slip.

Roger, that is great.  Methinks the Ambassador needed additional cordiality training.  What the heck is wrong with telling someone you liked what they had to say enough to suggest them for a feature.  I love the Ilene character!

Thanks, I love Ilene too, and I agree with you about the Ambassador.  Many things roll off my back........many don't!  Her chastising me did not.  Once in a great while she'll comment on one of my posts..........if it's Featured, otherwise I never hear a word from her.  One of "those" you know!  The "I only read Featured Posts" crowd.

Hi Mona, this is a pretty great "Buyers Wanted" Ad! I would probably add talk to a lender to your No. 1 point ;-)

Seriously though, you've covered it all .. perhaps the type of sale is something that needs to be considered beforehand (at least in my market), standard sale only or are short sales an option, too? If yes, do we have the flexibility and patience necessary to deal with one of those?
