Buyers we’ve worked with before are ready to look at investment property. They were awesome to work with. They bought a house through us a little over a year ago and are ready to move on with their vision for their future. We can’t wait to work with them again.
Who couldn’t use more good buyers? If we could place a classified ad for new buyers, what qualifications or experience would we be advertising for? Here’s a few I’ve come up with quickly and I’m opening the doors wide open for suggestions from the rest of the ActiveRain community.
Know what you can comfortably afford.
Talk to a lender, talk to a lender, talk to a lender. Do everything they ask of you when they ask you! Keep us in the loop, we hate surprises.Have an idea of where you want to live.
Even if you don’t have a location in mind, you should at least have it narrowed down to “close to town”, “out in the boonies”, “must have a view”, “near neighbors”, “no steep gravel roads”, “must have a creek”, “need a big yard”, “hate to cut grass”, or “close to schools”. Let’s not waste time looking at things you’ll hate.Have a wish list of what you want in your house.
We may have a realty reality price check but we have to start somewhere. Make a list of your wants; hardwood floors, number of bedrooms, lots of windows, granite countertops, a mud room, a finished basement or an attached garage…whatever floats your boat.Know what kind of money you’ll have available
to put into the house AFTER closing. Figure out if you can afford to change the flooring, paint the house, put in landscaping, move walls or add granite countertops. Maybe “fixer uppers” aren’t in your future…why look if you can’t afford to fix them?Be flexible with your lists
and prepare to put effort into making a house your home. Houses do not come personalized from day one and it is very rare to satisfy your entire wish list. Exclamation Point.Please follow through on things we ask you to, when we ask you to. Timing can be critical. If you don’t understand why something can’t wait for a couple of weeks - just ask us!
Be available.
You are busy, we know and respect that. So are we. Set time aside to look for the new house and please return our calls and emails with all the information we’ve requested. If you don’t have time for us, then you aren’t really ready to purchase yet.Have a timeline in mind.
If you aren’t ready for a year, that’s okay but there’s no reason to start going to houses yet. We’ll work with you in a different way until you are ready.Our investment property buyers already met all the qualifications last time we worked with them and I know they’ll even be better experienced this time. This will be fun!
