Statistics suggest prices are stabilizing and creeping up.  Good for Sellers but not for YOU THE BUYER.

Inventory is decreasing making less choices for BUYERS.  This is true across prices but varies from location to location.  Decreased inventory leads to HOUSES selling more quickly with less time on the Market.

Mortgage rates have changed little and remain historically low.  This means YOU THE BUYER can BUY MORE HOUSE or pay a lower monthly payment.

I agree buyers need to be ready when they find the right house because if it's the right house for them it is probably the right house for someone else.

Margaret...good information.  I work with many first time home buyers and although I try to coach them and encourage them that when they find something they like they need to act fast.  Most of my offers in the Charlotte market are turning into multiple offer situations lately.  From my experience most first time home buyers need to lose a home of their dreams before it sinks in that they don't want a repeat performamce with another house.  Even though I do this everyday and I try to offer advice, until they feel the pain of losing a house I feel like I'm talking to myself at times...lol

It seems to be taking buyers a while to realize that it is NOT a buyer's market any more in certain price ranges and areas.
