What started out as an open house, turned into something else.

Real Estate Broker/Owner with Hamm Homes

What started out as an open house, turned into something else.

Yesterday, Saturday, was supposed to be an open house at a builders spec. home.  It turned into an interesting day. We arrived at the builder models to get the key for the home 3 blocks away.  Sharon, the sales rep. said that our client that we talked to on Friday was up looking over the lot they are thinking of buying.  We just missed them by 5 minutes, but they called Belinda and said that they just left the builder and were at the lot talking it over with his wife.  They were surprised when we met them within 3 minutes and walk the lot with them.  They were concerned about the views, but this is a huge lot and they would have great views.  They wanted a little better deal, so Belinda went back to the sales office and got them $8200 in closing cost, plus money off the lot premium.

Well this cut into our open house, but we got a sale.  We proceeded to go to another one of our listings and discuss with the seller the game plan when he moves out of state at the end of the month.  He is selling most of his furniture this Friday and Saturday at a garage sale.  I remember reading a blog here in AR not too long ago about doing an open house during a garage sale, so I offered our services for doing it both days while he had his garage sale.  The more people the better.

Then we went back to the builder again, and someone pulled up and asked if we were realtors and if we could help them.  We are going to show them homes this week. They are from out of state and renting in an area, where Belinda knows the complex and they can get out of their lease early if they are buying a home.

What a day, and I wanted to stay home and watch College Football.  Thanks Belinda for pushing me to  get out and do an open house. And just think – we never put one sign out.

Funny how things work out for the best when you add a little action to the mix. Often half the battle is just getting out there and to start doing.

Will, I'm pretty sure someone pulling over and asking if you are Realtors and can help them trumps college football.

It's definately a good idea to get out and about... You just never know when you will run into a potential buyer or seller.

I worked an open house today and was afraid football would keep buyers away. I had about 15 couples, several anxious to buy and unrepresented. I may have even sold the listing so it was a very good open house as well.

Sounds like you were in the right place at the right time. Getting out there is definitely the key! Making yourself available when the buyers are always pays in the end!

Will, sounds like a wild one but a good one. I should have been out working instead of watching my Huskies  get killed by LSU. Have a great week.
