Sales of luxury homes in the Denver metro area over $1 million showed strong sales through August.   54 properties sold in August, which is an increase of 2 sales over the 52 sales in July.    The number of active listings decreased slightly over July's listings.

Sales data represents detached single family homes only.

There are 13 listings showing pending status and 95 under contract as of today.  (Pending status is a verbal approval from a bank either on a short sale or a bank foreclosure.)    There are 14 active bank foreclosures and 13 short sale opportunities over $1 million.

Of the sales in August 2012, fourteen were paid for with Cash, four bank owned properties sold, no short sales, and four were new construction sold by the builder.

There were seven sales that remained on the market for over a year (one for 4.5 years), which inflates the days on market much longer that normal for these stats.     There were four homes that sold in under one week!

There was a tie for Highest Sale in August 2012.     Two homes sold in the Denver Metro Area in August 2012 for $3,500,000.

The highest luxury sale in Denver in July 2012 was $7,500,000 paid for with cash.    This Cherry Hills Village home is located on the highest point in Cherry Hills on 5.34 acres with breath-taking views of the mountains.     Built in 2000, this English Country Estate featured 5 bedrooms, 8 bathrooms and a 4 car garage.     There is an indoor pool/spa and a sport court!     SOLD in 37 days!

This beauty was sold in Evergreen for $3,500,000.   This custom builder 2007 home boasted 11,338 total square feet, 6 bedrooms, 7 bathrooms and a 7 car garage all on 14.6 acres with unbelievable views!   This home sold in a mere 53 days!

This home in Denver sold for $3,500,000.    A Jacques Benedict Mediterranean 1930 home nestled in Country Club minutes from Cherry Creek.    This home was located on a 1/2 acre and featured a pool & spa.   SOLD IN 28 DAYS!
