Maureen & Angus: thank you both.

Angus: I've been tracking Sales by School District data for about 5 years and update it on my web site at the end of every month for all the local districts. Until Sept, the average prices (for all these districts) always moved up slightly ... just keeping up with inflation. But Sept-Oct-Nov data began showing some declines which reflected our soft market here. However, Dec numbers were either flat or increased slightly, which hopefully, indicates the market has bottomed out and is turning around. Comments from other agents, increased showings and web traffic seems to bear that out.
