Progression Place DC 

Progression Place 1805 7th NW  is a mixed use development at 7th and S, adjacent to the Shaw-Howard U Metro station. The project will feature 205 apartments at 7th Flats, 19,000 SF of retail (Shops at Progression Place) and 47,000 net rentable SF of office space at The Offices at Progression Place. The United Negro College Fund is relocating their offices from Fairfax to PP.  UNCF paid $23.87 million for a 50,000-square-foot condo at the development according the WBJ, who also reported the project's intended sale in January. City Center encompasses10-acres in the heart of the District, CityCenterDC will be a 2.5 million square foot development with a combination of condominiums, apartments, offices, public spaces, hotel, restaurants and shops. Update 7/31/2012:

City Center Residences  216 condominium units in two separate towers located in the 10-acre CityCenterDC neighborhood. The Residences at CityCenter, designed by Foster + Partners, will feature custom European kitchens, European appliances and built-in European wardrobes according to developers, and all will offer access to a balcony or Juliet balcony and some will include private terraces. Each residence features floor-to-ceiling windows. 325K SF of ground level retail and public spaces with seasonal programming. Sales scheduled to begin in fall 2012 and deliveries late fall/winter 2013.

 

City Market at O 

City Market at O By developer Roadside Development, the large scale project is a million square feet of retail, residential and parking. Here’s the breakdown: 87,000+ SF of retail 629 residential units 500 parking spaces The O Street market was built in 1881 as one of the public markets originated in 19th century DC. The existing Giant grocery will be replaced with a new version to open sometime in 2013. Fast-tracked by the Obama administration in order to spur job creation.  Developed by Roadside Development. Following the closing on HUD and TIF (Tax Increment Financing), construction began with the razing of the existing Giant and site work on the two city blocks site.   The Giant will reopen in late 2013 with the 182-room Cambria Suites limited service hotel and 400 units of market rate rental housing opening in spring 2013. Completing the project, the 84-unit affordable senior housing building and 145-unit condominium will be delivered in fall 2014. All units have balconies.  Design updates were discussed at ANC2F CDC Meeting April 25th and the Historic Preservation Review Board May 2012. The record shows the current plans to include: Commercial space and apartment lobby on the ground floor and 14 residential units above, arranged in an H-shaped plan. 435 R Street NW Condos 22 unit 4-story condo project by developer Grant Epstein of Community Three Development. 18 one BR units, 4 two BR units between 650 and 1000 SF. Eleven parking spaces. The existing single story structure will be razed and the adjoining two vacant lots incorporated into the new design. Pricing is expected to be in the $300K- $430K range, delivering in 2014.
