I looked up the mls for real estate activity in Warminster township in August 2012.

I looked for residential listings sold in August . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 27 homes that settled in August 2012.

The average original list price was $ 266,085.

The average last list price was $258,882

The average sale price was $250015

Highest sale price was $430,000

The lowest sale price was $105,000

The average days the homes were marketed was 56

The average settled price to original price ratio 94.14 %

The average settled price to last list price ratio is 96.79%

The homes were priced high and sellers had to reduce price as seen from ratios.
