Seller’s market - multiple offers - insufficient inventory - all heard around and about more and more frequently among homeowners, people that want to buy a home and among real estate professionals.  Enough “ether” to get the most down-to-earth person excited enough to overestimate the worth of their home value.  

 

What about undervaluing the home?  Seems to be among the top concerns of sellers in this market.  As our personal real estate holdings are usually the greatest asset we have it is a very significant concern.

 

Accurately assessing the market value of your home is difficult at best for the non-professional.  Regardless of the seemingly endless supply of tools, apps and advice available.

 

What to do?  Zillow it?  Trulia-chi it?  Buy a do-it-yourself kit?  Hmm.  

 

Zillow seems to have the broadest and largest base of real estate information publicly accessed.  Great when doing large brush-stroke evaluations of a region.  Not so accurate when working hyperlocal.  That’s why it’s called a “Zestimate” when you use their website. And why they have soooo many caveats at the bottom of the page.  You do a pricing, it’s a “guestimate”. With Zillow, it’s a “Zestimate”.  With the market, it’s an exercise in futility.

 

Trulia is another prominent real estate information site.  In conjunction with Zillow they are lobbying the MLS (Multiple Listing Service) nationally to get unfettered and unregulated access to all real estate information currently limited to licensed and bonded real estate professionals. They don’t like getting the information in the same or slower time frame as the public.  They are renowned  for having antedated listing information, for having “for sale now” publications on homes that have been sold for months if not longer.  But they have a broad brush to paint a picture too, like Zillow.

 

Then there’s the MLS.  As a citizen you have limited access to the public information they make available to you.  You can also use the City, County and State departments of land use to get the info.  Lots of work.  And you still just have statistics.
