Susan, I think a lot of sellers don't really know what is exactly involved in selling a home. That is why they need you to market and sell their home.

Susan, I'll never understand people choosing agents just because they're related to them. Fine if you want to buy Mary Kay or Tupperware or Pampered Chef with fixed prices and no huge impact to your financial future, but for buying or selling a home?? That's too big of a risk to place anywhere but in the hands of an experienced, professional agent like you.
Good list of questions and the first answer should be to contact you for answers Susan. People need an agent like you who understands the tough process of selling a home.
Susan - if cousin Lillian were smart she would refer her cousin to you anyway, that way everyone comes out a winner ..... seller helped their cousin and still gets the right representation ..... cousin is involved and gets something ..... and you have both a happy seller and a new referral contact.
Thats a pup that could hang out for showings, but potential buyers may well want him included!
Great points about the steps a home seller should consider prior to listing, it takes a lot more than a sign in the yard!
