I've been saying for years.... "I help you buy, sell, and build to save you money, live healthier, and improve the value of your investment." Of course that opens me up to challenges and of course I am ready to say - game on! But honestly, the appraisers get in the way and Realtors have to make the case.
Recently I had a brief meeting with an Licensed Real Estate Appraiser here in San Antonio, Texas regarding home values and green. I said, "I know that buyers are willing to pay a little more (3-5% by most references) but what about appraisers?" I asked about the Fannie Mae green appraisal form and she replied, "Sure, just know that not all appraisers have adopted that form or know what to do with it." With a sad face I asked, "What then, can I do to help a seller if I KNOW the home is built better resulting in a better HERS score and has a lower utility bill?"
I loved her response - "Bring me proof that the home has these features and provide documentation from a reliable source - utility bills, proven studies, etc. and I will make an upward adjustment, regardless of the green appraisal form, or not!"
I can safely say now that from a seller's perspective, a home is worth more than their competition if there is verified proof of actual cost savings in utility bills.
