Selling Your Home in Fayetteville NC? Here is just one of the things that you need to think about when hiring the right real estate professional....

Estimates are that today well over 85% of home buyers start their search online and the shop about 10 weeks before contacting a real estate professional. So the number one thing you want to make sure when trying to sell a home in Fayetteville is that it is marketed properly online!

I work with buyers all the time and when they get to my office most of the time they have a list in hand of the homes they want to look at... I have driven through neighborhoods and they say things like "we saw that one online and didn't like the inside".

I recently got a call from a seller who had already been on the market for 5 months and let the listing expire with their agent and was looking for a new one, I made an appointment to go out and speak with them.

I needed to gather all the information about their property and the first thing I did was pull the old listing to take a look at the home. My first thoughts were, dated, dark and dreary...

When I got to the house that really wasn't how it was at all!! But the photos that I was looking at told that story!  You see for yourself.

 These two pictures were from the old listing. Can you tell how much space the dining room has? What type of floor covering does the kitchen have?

 I put this house back on the market about ten days after the original listing had expired...

 Now when you look at the dining room the emphasize is not on the wall paper it is on the "space" the kitchen now shows the beautiful updated floor!

If you were looking at the photo's above which house would you have wanted to see? This house was priced right in a great neighborhood but didn't sell in the first five months on the market.  It SOLD five DAY'S after I listed it!! 

I did a little homework on the buyer side, because maybe they just started looking for a home like this?? Turns out they have been looking for quite sometime.... During the five month's that this house was on the market the people that bought it were out there looking for just this house! Why didn't they see it? Maybe because it's story was not being told online? Tell me what you think...
