Continuing our semi-annual series of reports on Northern Colorado* real estate market trends, this report takes a look at the number of homes sold, by month. This number includes single family homes, condos and townhomes, and is reported on the basis of when the transaction was closed. Given a 30-45 day average time between when a home goes under contract and when it closes, there is a similar shift in the data if one is curious about when the actual buying decision occurred.
The chart clearly shows the seasonality at work in our marketplace. Activity is strongest during the second and third quarters of the year, usually peaking in June, and drops significantly - some years by well over 50% - during the winter months/holiday season. The actual variation over the last two years has been from a low of 400 sales in January of 2011 to a high of 1,004 in June of 2012. Another very visible trend is that the high points each year are higher than the previous years - it's certainly evident that 2012 was a better year for sales than 2011. And overall sales numbers are the most common measure of a real estate market's health.
While we're only looking at the last two year's worth of data here, it is obvious that conditions have significantly improved in the Northern Colorado real estate market. This is indeed some good news for the region.
