Make sure your dock is safe and sturdy.  Replace cracked or broken boards on your docks. Paint or stain anything that might require attention.    If you have a fishing rod holder on the dock stick a fishing pole in it.  Remember you do not want them to think about work, make it look pristine.  Straighten any crooked poles.  If you have a wide dock put a bench or chair at the end of it looking out to the lake.

2.)   Beach and Beachfront:

Pull all  weeds from the beach area.  Always rake the beach prior to showings.  Build a small sand castle and have a small toy bucket or Tonka truck near it.  This will give the buyers the vision of  their children or grandchildren playing on a nice beach.  Again if you do not have a sandy beach or wide dock buy a couple of those colorful Adirondack chairs.  Place them facing out to the water.  A small table between them with plastic cups and an umbrella would stage the beachfront scene.  This is how you want to sell your West Bloomfield Lakefront home. 

3.)   Sheds & staging the yard

Some West Bloomfield lakefront homes have sheds.  Put a fresh coat of paint on it.  Fix the door.  Organize the inside.  This is one time I would recommend leaving stuff outside.  If you have a floaty…an inner tube, a raft, or a floating chair strategically place on the lawn sets the scene.  A few fishing poles and a tackle box outside the door of the shed helps too.

4.)   Trees

Some West Bloomfield lakefront home owners have let the trees grow and block the view of the lake.  Remember you are selling lakefront.  New lake home buyers want to see the lake.  Trim up the trees and take down any shrubs or trees that are blocking the view.  Sometimes some lake owners have gone wild with landscaping in the back yard.  Sometimes it is good to pull it out if it is overgrown and re-sod or re-seed it.   Less is sometimes more with a lake home.

5.)   Staging the Waterfront:

Here is how to put the finishing touches on staging your West Bloomfield lakefront home.   Strategically place flowerpots on shorefront patios and decks. If you have a large backyard a volley ball net with a ball laying there is a tremendous selling point.  Remember you are trying to create a movie set about lake living.  Set an outside table for a BBQ. You still have that picnic basket that Aunt Matilda gave you.  Now is the perfect time to put it out.  Put the cooking utensels out on the barbecue and some colorful place settings on the table.  Place the cooler outside.  If you have a sound system put on Jimmy Buffet or some island music on low volume.
