This adorable garden style condo in Arlington, VA just went under contract after 2 days on the market. This Arlington, VA condo did not look like this when I first met the seller, but she was an A student, and agreed to have it repainted, replaced blinds, and did a serious clutter clear out. After this, I hung her art, placed some staging "pretties" around, opened the blinds, and took some great photos that showed off its best features: the light and the hardwood floors. A fantastic agent brought us a beautiful offer after 2 days. Meanwhile, we had multiple showings and another offer (just a bit too late) and another agent claiming her client had a lot of interest. The whole process to sell this Arlington, VA condo took about 4 weeks, from when I first met her to when she went under contract. When this seller first called me, she was prepared to have to go into temporary housing to coordinate a sale and a purchase. I told her I could keep that from happening, and explained if we prepared correctly she could sell her house and buy a new one with in a day or two. So, while she was clearing out, we previewed houses in her price range and did research on the condo associations, as well as got her pre-approved with a wonderful local lender. She narrowed down to a community she wanted to purchase within and lined up a property she liked. I kept in touch with the agent, telling him we had interest in case there was another offer.
So when she did get a quick offer, she was positioned to write on her next home. We put an offer in on her next home, ratified her contract on her current place, arranged back to back closings and everyone involved is quite pleased. If you want to sell your house and buy a new one, it can be done quite seamlessly and quickly if you spend a little bit of money and a lot of sweat effort to de-clutter, do some househunting on the side, get pre-approved for a loan - you can get great results.
