One of the ways that Active Rain works, is that over time you get to know your fellow rainers.

You read their blogs, they read yours.... you comment on theirs, they comment on yours... basically you have a long-distance conversation.

You learn who they are, what their personality is like... quirks and all, and learn how they conduct their business, through their writings.  At some point, you say to yourself... "if I ever have a referral to send to their area, I would surely feel comfortable referring a client, to them... knowing that they would be well taken care of."

That's the wonder of Active Rain.

I am far less likely to send a referral out to someone on Active Rain, whom I've never met, never read, and to my knowledge has never commented on my blog... in other words, someone I don't know.... who simply sends me a "direct contact" through Active Rain, and says... "Hey... I'm in Colorado... if you ever have referrals out here, consider giving them my name.".

Sorry... I already have several agents in your area, who I have spent time conversing with, have come to know over time, and feel confident in their business practices... to send referrals to.

Sorry.  Active Rain is simply not a giant referral network, where you can pop on, and send out random e-mails to people you don't know and expect referrals.  It just ain't a'gonna happen.

I have cultivated a few real good ARfriendships on the rain and would and have sent referals to those members.  Occassionally have have called fellow rainers to see if they would help a friend out, so far I have had great luck with finding good agents on AR and I'm sure will continue to do so for referals.  I have had 2 AR closings so far in this area.  I don't count on any in a year so 1 or 2 just plain bonus and I'm happy to do them...  Best wishes to all.

When I don't know any one in the area I will go to AR and research locals. But, I'd never give out a name with out reading both the agents biography and many blogs.

Alan, the business models have changed. In days gone by I would've turned in the referral to Coldwell Banker they would've called your broker for instance and your broker would have assigned the referral to someone in the office. Today, I would much rather handle my own referral business the way you wrote about here in your blog, the professionalism and comfort level are high and let me feel the client is being taken care of.

Michael - I still do that... CB insists that non-local referrals must go through CB relocation.  But if I have the name of an agent in the location... all the better.
