 Always have agent representation when you tour a new construction neighborhood

 
In my local BNI meeting this morning I had a conversation with a potential new member. It seems that she is getting ready to purchase her first home. When I asked which agent she was working with, she replied that she wasn't working with an agent, they were looking at new construction
 
*ding ding ding - warning sirens alerted*
 
While I'm not the Realtor for our group, I'm the Home Stager, I felt it was important to do a quick lesson on why she should have agent representation when buying new construction
 
 
Here are just some of the reasons...
  • The on-site staff is working for the builder, not you.
  • Agents often know of specials that the builder may not be advertising, like paid closing costs, upgrades, or CDD Fee discounts
  • If something goes wrong during the building process then the agent can help you make sure it is corrected
  • Agents can help you understand and navigate both the process and the paperwork
  • Agents can help you compare one neighborhood to another, including fees, amenities and potential resale consequences
And finally, perhaps the best reason to include an agent when purchasing your new construction home.... Representation is included in the cost of the new home already. If you don't use it, you are missing out on a benefit that you are already paying for!

Another great video on a very important subject, Melissa! You've been hitting them out of the park lately. The buyer pays nothing to the Buyer's Agent, so why wouldn't they want to have a real estate professional protecting THEIR interest, not the builders? The buyer's agent can help them ask for discounts or free upgrades, too. They know how to word it, and my point the home buyer to some negotiating options they may not have thought of. I just don't understand that mentality.

Michelle (MM#1) - Thank you! You are so right about a Realtor understanding how to negotiate for more upgrades. While builders will rarely budge on pricing (they have to protect the value of the entire community), they may be willing to throw in extras. 

Karen - I'll be sure to let my new business coach know that I'm getting high marks for his suggestion... even though I got here kicking and screaming.
