That was a question that a Lake Sinclair seller called me to ask yesterday.  I love it when they ask and when they listen to our advice.  This seller had been given some advice by a contractor that is going to do some work for them, but they also wanted advice on what things were most important to buyers.  What better place to get that advice than from an agent?

They are not ready to put this house on the market.  It does need lots of work.  And while homes like this can be sold, you are limiting your buyers to mostly investors.  Most home buyers do not buy something that needs all new flooring and an entire interior paint job.  Many home buyers have saved just enough money to make the down payment and do not have that few thousand more it will take to bring a home that has been neglected to move in condition.

So I met with the seller and we went room by room in this home she has inherited and discussed some major items and some little things that need to be done.  The seller is on board to get these things accomplished over the next few months.  It's going to take that long because many family members will coming to take some of the furnishings.  They asked about donating the rest, but I suggested they consider craigslist and an estate sale prior to donation to get some of the money they will be spending in order to get the home ready to market.

And then there was the pleasent surprise when I answered "nothing" to question, "Well what do we owe you for this advice?"  Just like when Lane Realty does a Market Analysis we never charge anyone to offer suggestions of what needs to be done in order to best prepare a home for sale.  And for some minor landscaping to make it inviting to a few major repairs they now know the things and colors I suggested in order to best prepare the home for sale.

I enjoyed your blog. At our Company we don't charge for market analysis either. People do seem to be pleasantly surprised when there is no charge.

I do not charge for a market analysis either..I think sellers are afraid you are going to charge which sometimes prevents them from calling to get comparable sales information!

Hi Tammy, I love this post because it shows that there are plenty of people out there who appreciate and value every one of the services we provide. That's what a full-service brokerage is all about!
