WHICH IS MORE IMPORTANT?  Acreage, Location, Price, Features??????

About 3 weeks ago, I took a lovely family on tour in Frederick County and Loudoun County looking to buy their first family home.

Their price range was in the $400,000 range. 

Since they plan to keep the home for some time, they wanted EVERYTHING in the home.  Four bedrooms, 2 full baths or more, rural area (an acre or more), and the tough part, not too old.

They wanted to look in Frederick County.  So, across the Potomac River we go to Northern Frederick County and the mountains near Thurmont.  That's a long commute to the work location of Leesburg. 

Day 1.  We looked at a couple of homes, but they were all clearly too far from the work location in Leesburg.  One was so high up our ears popped and the buyers felt very issolated. 

OUT WITH THE 1 ACRE requirement.  Thank you, thank you, thank you.

Where did that take us??

Now we could look closer to Leesburg.  So, on the way home that day, I introduced them to a builder in Brunswick, MD.  The builder, Advantage, offered homes in the $400,000 range.  However, in order to meet their feature requests, the price got up to significantly over $400K, up to about $475,000. 

HA!  Those hardwood floors, gourmet kitchen, garden baths, etc., added up.  Shucks, $5,000 here, $5,000 there and very soon we were up to almost $500,000.

There was also a new home in Point of Rocks, in inventory, Dan Ryan Builders, that was in inventory and a quick move in.  Sadly, the home was on a horrible lot. 

That was the tour for the day. 

Day 2 we looked at homes in the Lovettsville area.  Some interesting resale, but the buyers fell in love with the new model home at Ryan Homes.  The home will be delivered in mid-December.  We signed the contract 2 weeks ago, had the pre-construction meeting yesterday and move in in December.  You gotta love it.

You say "horrible lot."  Sometimes I am surprised that a builder puts a house on a certain lot.  Just because it's at the edge of the development doesn't mean a house should be there.

Jay.  HA!  Tell me about it.  I own one.  The county government ordered the builder to build a moat in the front of my lot AFTER I purchased.

The house in question in Point of Rocks was on a lot with a nice front yard and a back yard that came to a point about 25 feet from the back of the house.  No back yard and no place to put a deck without exceeding the "limit of disturbance".
