Home sales in Belle Creek were fairly calm for the month of August, although we do have quite a few that are under contract.  This is welcome news for home owners in Henderson CO who have been following the market for the past several years.  There are 6 homes currently under contract or pending contract in Belle Creek, and only 4 New Town homes currently available.  Recently sold homes have helped bolster the values in Belle Creek:

  • The turnover rate in Belle Creek for August 2012 is steady at 6%.   The marked increase in turnover rate we saw for July is holding steady.  This has been improving over the past several months.  It is also an increase over the August 2011's rate.   This tells us that the number of people putting their home on the market and actually selling them is holding steady - which is a good sign of a more normal market.
  • Average Days on Market for all Belle Creek homes is 63.  This number has dropped significantly over the past several months - from 111 Days on Market in May to 64 in July.  This drop to 63 days on market is good news and points to a further steadying in the Belle Creek market.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 40 Days.  This is another welcome drop over May's 73 Days on Market.  Home owners with larger homes - 1900 square feet and up - have been entering the market, and have been selling in an average of 95 Days on Market, as compared to May's average of 164.  After a slight lull in the market in late spring, Belle Creek Real Estate is seeing a nice rebound.
  • Average Sold Price for all homes was $180,272.  The average sold price per square foot for all homes was $105 - the same sold price per square foot as in July 2012.

We are continuing to see Belle Creek's Real Estate market adjust upward.  This is great news for home owners who are considering selling or those thinking of re-financing.  If you had been thinking of a re-fi, but had been told by your mortgage lender that it wasn't a good time, you may want to call and re-visit the conversation.

Interestingly, the market in July was as hot as the weather, with homes gong under contract in less than one month.  In August, however, number of showings and new under contract properties was down.  I believe this is due to the new school year starting - more people were trying to get into their home in time for the beginning of the school year.  For September, I have been seeing more buyers getting back out there and looking at homes again.  This will lead to an extended Average Days on Market, which is a natural adjustment as we head into the 4th quarter of the year.
