My Buyer wrote a letter to the seller and won in a Multiple bid!
I have been helping a buyer who walked in my office last week with his wife and his seeing eye dog. He lost his vision in a freak accident while teaching autistic children. He told me his story, about his disablility and the saddest part, how they could not find a real estate agent to help them!!! They said no one returned their calls and they had about given up on home ownership! I was shocked and told them I believe in divine intervention and they walked into the right place!
First off, I got them prequalified with a loan that offered them a grant for their down payment. They were estatic! They finally found someone to help them and now they are getting a home with NO Down Payment!
We took off to the area they wanted to be and saw three homes. They submitted an offer on a home and the next day were told they had multiple offers. I suggested to the buyer he write a letter to the seller about his disablility and the other reasons they wanted the home. It was close to a store he could walk to and an elementary he would eventually love to work at, all within walking distance. He can't drive and would like to be close to a store during the day when his wife was at work. He wrote a letter , raised the bid amount a bit and said a prayer!
The next day the listing agent called me and said, "Wow that letter really touched the seller and they want your buyer to have this home!!"
I read about buyers doing this on Active Rain! In a multiple bid situation it was suggested that the buyer write a letter to the seller explaining why they wanted the home. I wouldn't suggest this unless I felt the buyers really did not have alot of home choices based on their disability.
