The Northwest Allen county, Indiana community of Twin Eagles is more than 275 single family and common interest detached home sites located 3.5 miles North of Dupont road between Dunton and Coldwater roads and serviced by Northwest Allen county schools. Home prices average in the low $400's and are less than 10 years old with some new construction still available. Most homes sit on one of the 18 ponds throughout Twin Eagles with the others being on level lots. Homes in Twin Eagles are higher end homes for our area given that they average almost 4 times the area sales price.

Not unusual for the higher end market to carry days on market longer than the average for the area as seen in Twin Eagles. Although there was a 50% increase in the number of homes sold in 2012, there was also a 42% increase in the number of days homes were on the market. I anticipate the days on market number to improve slightly going forward with the 9 current pending sales averaging 64 days.

With a rise in the number of days on market we often see a decline in the average and median sales price. Twin Eagles is no different although the average sales price only dropped slightly over 1%. Another Statistic of note would be that the percent of list price received dropped from 98.5% to 97% for this time period. The news going forward is positive for Twin Eagles with the 23 active and pending homes averaging $481,366.
Going forward for the remainder of 2012 there are 14 homes currently for sale in Twin Eagles averaging $506,921 and 9 homes pending sale averaging $441,613. Activity in Twin Eagles has increased significantly already this year as seen before. Should all 9 homes successfully close, Twin Eagles will have sold over 100% more homes in 2012 than in 2011.
