The sales figures for Ceres Ca for August 2012 are in.  The totals below are for single family homes sold in Ceres.

 

Total Sales - 40  (63 Homes sold in August 2011)August 2012 Low 2/1 870 sq ft

Bank owned Sales - 9  which was 23% of all sales.

Short Sales - 17 which was 43% of all sales 

 

Overall, distressed sales (Bank owned and short sales) made up 66% of all sales.

 

The lowest price home sold in Ceres during August 2012 was $50,000.   

The highest price home sold in Ceres during August 2012 was $266,750August 2012 High 5/3 3750 sq ft

The median home price in Ceres during August 2012 was $132,550

 

The average days on the market was 43.

 

As you can see the volume of home sales in Ceres in August 2012 was significantly from last year. A trend we are seeing more of is the number of short sales surpassed the number of bank owned sales for the month. .   Distressed sales are still the majority of sales.  We are seeing a few more "traditional sales" and more investors are getting into the market.
