You've heard the expression

"You get what you pay for." 

Not true in real estate.  In real estate...

You pay for what you think you are getting.

 

In the search for a new home, buyers are most influenced by visual appearance.  Yes, they start their search in a certain location and within a specific price range.....but their decision on which houses to visit are based on MLS pictures.  The decision of whether or not to make an offer is based on what is seen at showings.


  Price is determined by the local market.   Home Staging helps justify the price.

 How well a house is prepared and presented determines it's value to buyers. 

Buyers will pay more for a house they perceive to be spacious.

Buyers will pay more for a house they perceive to be well maintained.

Buyers will pay more for a house they perceive to be move-in ready.

I'm not sure you could ever overpay a good stagger. We stag every house that we flip and we give these items with the sales, as everyone always comments how beautiful everything is, so when we say it a gift to the buyer, it always gets their attention.

Joe:  Thank you!!  Your "gift" of all the staging furnishings is very impressive!  Great marketing...I'm sure it makes you quite memorable!

Joanna:  Oh yea!  Creating a high perceived value is the goal!

Maureen:  More times than not, they are not finding homes that are appealing.  Homes that are prepared and presented for sale are going to shine and stand out from the "as is" homes on the market.

Michael:  And most (about 90%) cannot imagine the possibilities.  Then there are the buyers who may be able to imagine, but choose to buy a home that they can move right into without having to make improvements first.

Sharon, stagers do earn their wages in gold, as it does help sell the home quickly versus many price reductions.
