Hopefully one more week and we will be ready to start running ads and get this house listed.  The goal is to have it completely rehabbed by the end of January.

The exterior of the building is completed except for some final touch up painting.  Notice the shutters on the window to the right.  They will also be going on the window to the left and then painted the same color as the trim.  Landscaping goes in last, so that will probably start showing up next week.  We did sprinkle some grass seed in the yard, so that should start greening it up in the next couple of weeks.

        

The kitchen cabinets are installed -- a nice honey oak color.  Counters are being ordered.  Appliances will be the last thing in here.  The floor tiles have been grouted and are mostly complete.

        

The hall bath almost finished except for a little plumbing work.  The interior painting is complete except for some final touch up.  The punch out list for the interior will start hopefully next week.

         

Here is a new sign that I had made up.  The idea is to show flexibility and generate phone calls. This house will probably sell to a first time home buyer, so odds are we will have to pay all their closing costs and then some and finance them via an FHA mortgage.

John - I am keeping the address private simply because I know there are many people that are reading these posts.  I will be happy to email it to you privately though.  I will address the repair costs once I am completely done.  Currently I have about 17K in repairs into the project.  I am close to done, so I don't expect a whole lot more. I estimated around 20ish when I purchased the place.

Rob, looks great so far. I'm still trying to secure my first one. My partner in this venture and I are learning along the way. Ran into a problem with the financing, our commitment was subject to the appraisal which couldn't be done because no utilities are on. Finally found a lender who can do appraisal without utilities on, appraiser came today. Hopefully, we should be in good shape. I'll be sure to write about it if it happens. Thanks for the inspiration!
