Tips For Taking Better MLS Pictures 

My last post   "The Eyes Have It..."  was about the importance of quality MLS pictures.  In a comment by Rebecca Cree I was asked this question:

"Any advice on actually taking the after shots specifically regarding lighting and angle? "

Great question, Rebecca!

photographer I believe professional photography is the best option.  If you are going to take your own photos, take your time, prepare the room prior to shooting, and shoot the room from different angles.  The best shot may not be from standing in the doorway.  Many times I stand outside and shoot rooms through an open window.  I've stood in the closet to get a good picture.

Try different points of view....take a few pics while squatting on the floor, or standing on a chair.  Keep in mind you are looking for a focal point of interest...something that highlights a positive feature of the room.

Taking a photography class is a good idea to develop technical skill....but I really believe you either have an eye for photography or you don't and some are just naturally better at it.  

Lighting is tricky.  When shooting exterior shots you want the sun behind you.  Cloudy days are much easier to shoot.  For interior....take shots with lights on and then again with lights off, there's a big difference and sometimes one way works better than the other.  For best results with lighting....hire a professional!

It just amazes me when I see the poor quality of some photographs on so many listings.  Those photos are sometimes the first and LAST exposure some buyers have to that listing.  Make it a priority ...... for your clients sake.

Sharon, good point about mentioning turning the lights on for interior photos. This is one mistake I see in the MLS frequently. By turning on the lights it improves the quality of the pictures, and looks more professional.

I think the thing needed is a good wide angle lens - not a fish eye though. Lighting is important also & cell phones don't cut it for good photos.  Some people think they are great & you really don't feel like arguing with them when they're photos are garbage. 

Sellers deserve the best you can do or afford. 1st impressions last.

Very good tips.  I agree that you need to move around the room and take photos from different angles and elevations.

Valerie:  You've been working so hard on your photography skills and I couldn't write a post like this without including some of your wisdom!

Lisa:  True...there are some homes that require that professional touch!

Akerly Team:  A professional is worth the money invested.  You are right about it being affordable...it's money well spent!

Travis:  Most people stand in the doorway and shoot....most don't think to change the angle or shooting height.  I'm sure you will find some great tips in the links...enjoy!

Sylvie:  You are welcome...There's a wealth of knowledge to be found here in the Rain.

Brad:   I understand that not every agent can afford it for every listing...the next best thing is to get a decent camera and take the best shots you can using the advice offered in posts like the ones I've included.  Taking lots of pics is the best way to go so you have lots to choose from!

Ron:  Hard to believe people use their phone to shoot MLS pics.  I've gotten some great pictures with my phone, but I certainly wouldn't market my house using it!

Sean:  Well worth the investment....providing, of course, the house is properly prepared prior to shooting.  Even professional pics can't compensate for clutter and poor furniture placement.

Nan:    I know a few people who couldn't be taught to take MLS pics if their life depended on it, LOL!  And they are the first to admit it!

Bob:  Other agents' poor photos, or lack of photos, will make your good photos even look better.

Andrew:   Amazes me too.  Why isn't it a priority???  

Pamela:  The thing is....light is so tricky and many times requires more than just turning on the lights.  I've consulted on some older homes where only table lamps were available and didn't provide enough light.  Dark pictures will turn off buyers.  Light and bright is what they want!

Lyn:  Sellers do deserve the best you can afford.  If you can't afford a professional, you should be doing whatever you can to achieve the best possible pictures for the sellers who have entrusted the marketing of their home to you.

Rob:  There's a lot of preparation that should be going into each room prior to photos.  For those who can't afford a professional photographer....many professional home stagers include "after" pictures when they do a consult.  Kill two birds....get the room prepared for presentation and great photos all for one price!

Dear Sharon,

Taking many more pictures than you need helps too. Sometimes the oddball idea is the best one, once you get to editing them. Others just turn out not to be needed.

Sharon, great post! I can always tell when the MLS photos are taken by a Realtor instead of a professional. One has to be careful about wide angle lenses too. I saw photos taken with the wrong type and the photos were very distorting. The small townhouse space became huge LOL.

Janice:  I know what you mean....I don't like those wide angle shots where the room appears to be much larger than it really is.  They are really deceiving.

Good tips, some of us listing property in rural areas don't have the same resources as agents working in the larger towns. I have learned a great deal by experimenting. I take pictures from several areas in a room and find certain times of the day are best for some shots. I normally make more than one visit when taking pictures. I bought a very good camera which makes a difference and learned to do photo editing. All these things make a difference in the quality of the pictures. I must be doing something right since potential buyers and sellers have made very positive comments about my pictures. I will admit that land is much easier than houses but I have a few house listings and work very hard getting good pictures.

Jacqueline:  It sounds like you have made the effort to learn and continue to learn as you go.  If people are complimenting your pictures you must be on the right track!  Taking time to do it right is more than some are doing!

Sharon:  I think you will like the other posts too.  When we recently listed out house, the photographer took exterior shots with interior lights on at dusk.  They really came out nice.

I agree and prefer to hire a pro but sometimes it's fun to snap a great shot myself.
