- Why are they selling?

The buyer is looking at me waiting for the answer. She has asked me this question in every condominium unit that I was showing to her that day. She asked me 8 times…

And every time I said “I do not know”.

My buyer has difficult time with my answer. The train of thought is that if they are selling it, there is something wrong with the unit, and we do not know what.

But there may be nothing wrong with the unit.

Daytona Beach ShoresPeople sell for a lot of reasons:

  • The owner died and his heirs are selling it

  • The Sellers got older and want to be closer to their children.

  • A spouse dies, and it is impossible to stay in this place, which reminds of the late spouse.

  • Age and health forces some people into ALFs of Nursing homes.

  • People move in search of better paying jobs.

  • People divorce and remaining party can’t afford living in this condo.

  • People up-size or downsize

  • Increasing Association fees and Special Assessment are too much for people on fixed income

  • Lonely people need a companion dog, and condo rules prohibit pets…

  • They sell because they need the money

  • They sell because they can’t afford mortgage payments and have to short sell

  • They no longer enjoy living there

  • They sell because somebody will buy

  • There are truly so many reasons…

And just recently, when we were showing a two level beautiful oceanfront condo in Aliki Atrium, the Seller was in the unit, and the Buyer asked him why he was selling.

He smiled and said that he got tired of this view. He’s been there 27 years… he wanted the change.

So, hey, you can get tired even of the view of the ocean.

I know that Sellers are selling for reasons, which usually have little or nothing to do with why Buyers are buying.

The reason the Sellers are selling does not mean there is anything wrong with the unit.

So, why are people selling?

I do not know…

Lenn - I learned not to care, because it is nothing but distraction But I will try to answer the question "What is wrong with the unit?"

This one is relevant. Why they are selling - is not.

I sell squares of dirt and boxes of squares on dirt. Around here most are older and want to be closer to kids and grandkids.

I cannot imagine getting tired of the ocean, but I have not had the luxury of living oceanfront from 27 years. Maybe soon, though.

Jon,

Shame!

There was a time when all agents represented the sellers as listing agents or sub-agents. Your answer was appropriate 25 years ago! "I don’t know" may be the correct answer, but only after checking the public record.

Today, if a buyer’s agent and hasn't checked the public record they're shameful!!!

Many sell for purely personal reasons and that can’t be known unless they tell you, but many are selling for obvious and publicly available financial reasons.

Today a competent agent can often know more about a seller’s finances than they do in just a few minutes on line. And it’s all public information!

Knowledge is power!

There is nothing unfair in knowing more than the other guy’s agent.

There is no excuse for a listing agent to be surprised! Buyer’s agents should never trust the listing agent to be knowledgeable or forthright. Some things are just not your opponent's job.

I know I’m bucking the system again. I know you’d be lucky to find one in a hundred agents who even know how to check. But, that’s an unacceptable excuse.

Bill - even if this information can be available, which I am not sure it is, it would be outside of the scope of information that the Buyer HAS to know.

Besides short sale and foreclosure, how this information is relevant to the purchase of the condo? How financial hardship of the Seller reflects on the condo?

The Buyer is buying a condo, not Seller's situation, or sellers condition.

Do we, as agents, have the duty to find an ax for the Buyer?

I think that as a transaction broker I do not have the duty to the Buyer to get unfair advantage over the Seller. I am to be fair to both side.

Jon,

Buyers have been living with out representation for most of history. Clearly the buyer doesn’t have to know every thing, but, his agent should!

How can you discount “short sales and foreclosures” in today’s market?

How many listing agents know the pending foreclosure sales date?

How many short sale agents are surprised by additional mortgages and liens?

Professionals can’t depend upon the seller because often the sellers have no idea!

Buying any property is buying at least part of the sellers situation!

The public record will show open and historic suits by or against the HOA that if currently closed may not show up in disclosure.

It may show a history abuse by the HOA.

Yes, you may learn of any major problems that the seller has and that may be helpful in getting a better offer for the buyer.

We’re talking about the public record.

An AX? Do you think I’m suggesting some sort of “hatchet job?”

What’s unfair about knowing what’s in the public record?

I don’t personally like the idea of “transactional brokering” but it’s certainly a more honest approach than the non-fiduciary, fiduciary.

Your situation oblates you to the “transaction” the information in the listing agents file smooths the closing.

Listing agents wether fiduciary or transactional aren’t obligated to tell every thing they know on all subjects.

The buyer’s agent has duties to the buyer.

There is nothing unfair in being better represented than the seller.

I hope you’re not tacking any of this personally. After more that three years of corresponding with you, you could represent me any time and if I were interest in a hotel-condo any where!

Bill - it is not what I meant. I was talking about the showing stage. Statistically, people go through up to 2 dozen showing before they are ready to write an offer.

At this point I am not researcing anything but the comparative values of the condos. At this time it is all about lifestyle choice (living on the beach, living in a gated golf communiy across the street from the beach, etc.), about locations, about little things that make big difference later...

When we get to really choosing, then we would try to get everything we can. I do not know how many agents do that, but we carefully watch every foreclosure, and at tis point are aware of every prefoclosure until the end of the year.

We do that because we work with some people buying foreclosures, and not to lose there you have to keep track of them often for couple of years.

Turns out it is not an argument.

It was a misunderstanding on my part.

I think that buyers also think they will be able to negotiate better if they know the "Why".  I had a buyer as a seller why she was selling.  It turns out her husband had been killed and she could no longer afford the house.  She broke down in tears. The buyers felt ashamed for intruding on her grief.  It was a very uncomfortable scene.

Jon, this is a great post and should have been featured. I suggested it even though it may be too late. I think you mentioned every conceivable reason why someone might be moving. Another common question that is related to yours is, "where is the seller moving?" This is another question that is not really relevant but seems to be important to many buyers. It's as if to say, "you better have a good reason for going to where you're going because if you're leaving this home and this neighborhood for no particular reason, then maybe it's not so great and maybe I don't want to live here either."

Jill - I think I do not hear this question because in overwhelming majority of this cases the Sellers are out-of-state owners anyway.

Interesting how different things are in different places.
