I need your help! I am a Realtor in the Indianapolis area, and am launching a new software program called Take That Listing. It's unlike any other program I've seen. (If you've seen something like it, please let me know!) In a nutshell, agents would enter the subject and 3 comparable homes amenities on a one page feature sheet. The program will then do a line by line dollar adjustment to the comparable homes, to make it match the subject property's features. The result is an easy to understand opinion of value. It looks much like an appraisal, and my results were incredible!
I started doing this myself about 15 years ago. I had so gotten tired of sellers thinking their house was worth far more than the market value, and loosing listings because I couldn’t get the seller to understand the market. After using this, my volume was steady between $15 and $20 million per year, year after year. I didn't work on weekends, and my quality of life increased because I only worked with listings.
