Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 11 Ormond By The Sea, Florida homes sold in August, 2012.  One  (1) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 27 homes under contract waiting closing and 6 of those have lender involvement. The highest priced home sold was a 3 bedroom on River Lane for $507,000 and the lowest priced was a 2-bedroom 1 bath on Sunny Shore for $70,000.  The number of sales is the fewest in any of the past 10 years.

Eleven homes sold in August seems like a decent number and you have a backlog in that market of 27 homes under contract. Lender involvement in sales still seems high.
