Are your Preparing NM Your Home For Sale? Think Builders Model Home.  

Have you visited a Builders Model Home recently? If not maybe you should prior to preparing your home on the market.  Most builders especially national builders are savvy business people, they have conducted an immense amount of research on trends, buyer expectations and what buyers respond to.  Home builders spend a lot of money to properly stage and present their model homes....why? because it sells homes.  Kitchen in Model HomeIf a buyer were to walk into three of the exact same builder floor plans with one being the builders staged model, another being a finished but “Blank” home and another occupied home poorly decorated, unkempt or unorganized which do you think the buyer would favor?  Even when priced higher the model home wins every time!  It’s warm with good light, soft colors, soft furniture and everything beautifully coordinated.  

I realize most sellers are not professional stagers but when it’s time to prepare your home for the market Think Builders Model Home!  You won't find clutter, nicks and dings, dirty carpets or dingy windows. You won’t find years of dirt standing on top of baseboards or ceiling fans.  You won't find kitchen cabinets lined up with small appliances and last nights dinner. What you will find is organization, cleanliness and purpose.  Builders sell hundred of thousands of homes utilizing the principles of simplicity, color and design.

As a home seller be prepared when listing your home, de-personalize, deep clean, paint, clean windows, organize and since you're moving anyway go ahead and  box it up and store it away.  Think Builders Model Home while you prepare your home for sale then try to emulate their philosophy.  Remember when a full service Realtor® as myself markets your home they are sharing high resolution photographs all over the world wide web so make it shine and be proud.  Don’t give buyers unnecessary objections.  A little work today can easily shorten your time on market and add to your net proceeds. Make that upfront effort, we’ll have your home SOLD in no time.

Reminds me of an upscale home in prime location. Everything was beautiful except the price. Fast forward, it was foreclosed on. Now at half the price, it still had a hard time to get under contract. Why? Because you could see every little maintenance deferment. Maybe if the former owner had done those, it might have saved his home.

National homebuilders certainly do have their finger on the pulse of what buyers are sensitive and looking for in their next home. If only more homesellers would tour these homes and apply some of the ideas they would realize higher selling prices or shorter selling times.

Hi John, I am late coming over today, but you Hit this one out of the Park, My Friend. I see you are making that commitment to do more videos, and this one was Great! Nothing sells better than a Model Home. Most buyers cannot even visualize an empty home with nothing in it.

Amazing how homeowners will list their homes with a high price yet not invest in staging their home to get the higher price they are seeking, isn't it? Are listing agents just as culpable concerning this issue?

In our area there are no model homes to tour, so sellers would do well to hire a stager. In addition to everything else they do, they know how to draw focus to a home's best features.

WOW.... Talk about receiving love in the Rain..... You guys are amazing!  It’s hard to believe all the comments, input and re-posting.  When I posted this, I did it with embarrassment as it is my first YouTube with my mug stuck on it and never dreamed it would become a Feature!  

As many of you know I normally respond by reading your post and leaving a comment on your blog.  This time I must be completely honest there is no way I can do this on this post.  I’m working on 2 new listings and holding together a couple of upcoming closings.  Not complaining at all.... I say bring on the work and thank you Jesus!  I am sure you can relate and understand I’m not slighting you but there are only 24 hours in each day and I have a full plate.

Great post! I often tell my clients that since they are moving, might as well get ahead on packing and making the home appear more spacious, less cluttered and less personal.  Staging definitely helps in creating the "model home" look.

Nice video.  We should accompany our sellers through a model home so they will get the message.  They may be overwhelmed, but they will see the desirability of presenting their home as a "model home".
