There are reasons why an investor is not always the best person to go into escrow with, apart from the fact they tend to financially ace out an owner occupant -- a person who wants to buy a home in Sacramento to live in. When an agent comes to this Sacramento REALTOR® with an offer from an investor, swearing up and down how easy their investor is to work with, that shoots up red flags to me. Why any agent would listen to that kind of dribble is beyond me. I certainly don't mean to.
In fact, I am often wary when an investor makes an offer over list price for cash. It can mean that the investor is intending to try to re-negotiate the price after all of the other buyers have gone away. Agents who think that might happen often stick a pending status modifier into MLS that says: "bring backups." So, a Sacramento home buyer who can't seem to find a home to buy could start looking at the MLS pending status to see if there are any listings that advertise the seller would entertain a backup offer.
