We had one of those sales meetings recently where someone brought up a topic for which every agent in the room seemed to have their own personal horror story. We discussed dealing with overbearing or obnoxious agents who impose themselves into the deal. You know the type. The ones who make statements like, “I’m not even going to show this ridiculous offer to my clients”, or “I won’t let my clients sign any offer that has this provision in it.”

 

This discussion was kicked off by an agent who had to deal with another agent who refused to allow a final walk-through because she was too busy for that (even though it is clearly called out in the PA). Our agent solved the problem by taking her client to the house and knocking on the door. The owner/seller was more than happy to show them through and had no idea that her agent had refused the walk-through request.

 

I’ve hit these types of agents a few times. Sometimes you have to remind them what our Code of Ethics say the duties of the agent are and also what they are not. Sometimes you just have to listen to their rants and then move on with what you were going to do anyway. In almost every case their clients were unaware of what they were “doing for them” or how they were “protecting them.” In a few, very rare cases they protected their clients right out of sales or purchases that would have been in the best interest of the clients.

 

At the end of a litany of horror stories from a bunch of the agents in the meeting, one, very experienced agent summarized what should have been the point all along when she said’ it’s not about us and we shouldn’t try to get in the middle or impose our prejudices on the process – that’s not our job.” How do you deal with these overbearing agents?

Norm, there are a lot of unprofessional and lazy agents out there. They just want to get their check as soon as possible, and don't care about making anyone else happy.
