I remember a house in old town Folsom. It had a situation similar to what you describe. When the siding was pulled away, the termite tubes were found to be originating at the earth to siding at he bottom, and traveling up to the eaves. It looked like some sort of alien existence from another dimension!
Tom, we have a lot of that in our area. A certain method of building houses was inexplicably used by the military about 70 years ago, now there's a whole subdivision where the foundations seem to be too low and the wood frame sits right in the soil. It causes a lot of damage over time.

Soil grading is important from the start. Some areas are in a bad situation from the start Malcolm.
Tom...good information, thx for sharing. I live in the Carolinas, high humdity, etc...and also have a close friend that's a home inspector. I haven't spread mulch around my home since he shared the same information many years ago. I also strongly suggest to my clients not to do it either...just asking for trouble

Tom -- maybe you could suggest that the management team just put you on retainer. They probably have a few other properties in similar status - and you could do one a month on a rotating basis. lol
Hi Tom. It is amazing how many people will repeatedly do what they know (or should know) that they should not. Pre-cutting is genius! At least someone learns from the experience ;o)

Tom it's surprising that the management company doesn't take more interest in "why" the wood has to be replaced regularly!
This makes me appreciate the rock beds we have on a bunch of our rentals. Low-maintenance and doesn't require the tenant to do anything (they never do).
We notice this on inspections a lot. Good luck! At least it keeps you in business! :)

Management is aware of the problem and what needs to be done to prevent it from happening again, the rest is up to them. :)

People need to realize that all types of siding should have proper clearances. There is usually wood behind that the siding attaches to that will eventually rot as well. Good read, thanks for sharing.
