when is the best time to buy a house?

 

Today is September 22,2012.

That means if you are working full time, and looking for a home, you only have seven more weekends to accomplish your goal of buying a home.

Why?

On Sunday, November 4, 2012 the time changes and it gets dark after 5 pm and that's makes house hunting much harder.

Why?

      • * Fair weather sellers withdraw from the market till next year
      • * This means less homes to choose from
      • * Less inventory means less competition for sellers
      • * Less competition means, the less negotiating power you have
      • * Many homes do not have power therefore cannot be viewed
      • * Many REALTOR® do not show after dark due to safety reasons
      • * This is the season for bad weather...can be problematic

My advice is commit to buying a home. You know you want one, you know you need one. The living situation you are currently in is not working. So, just commit to it. Do what relocating buyers do.

When people relocate to an area, they are committed. They need to find a home to live in and love. They typically give themselves three to five days to accomplish their goal.

Seriously. Just take time off work, give yourself a pass and say this is important to me. Interest rates are still historically low, I don't know whats going to happen after the presidential election. Say it out loud "I want a low fixed rate, I want a new home and I am going to commit to buying my next home."

 

 

The next part is easy. Call your REALTOR® of choice and schedule your house hunting dates today. Remember you only have a few weeks to attain your goal. If you have not been pre-approved for a home loan. Your REALTOR® will be able to refer you to a few local lenders who can help you get your ducks in a row. After that the fun part happens. House Hunting! Have fun and remember.  If you are successful and accomplish your goal you will be in your new place before the Holidays!
