14 Comments on Drawing the Line With a Short Sale Client
Working with short sales can be ulta stressful. Good Luck and hang in there.
No screaming clients is a good rule to follow. The emotional stress of selling can be overwhelming. My training as a nurse has helped with this. I have found a few who raise their voices but only once.
We need to take care of ourselves physically and emotionally to be able to handle our clients. We get into trouble when our level of tolerence is diminished.

Elizabeth - good luck steering clear of all the nut jobs out there :) I have found that some of the bankers dealing with short sales are nuts, too.
Have a most productive fall season as home buyers continue to take advantage of record low mortgage interest rates.
I live near Sacramento and am chuckling to myself. Short sales sure can be stressful. A good standard of practice is not to work with everyone you meet. Screaming? Yikes!
I was the managing Broker of the largest firm on Kauai for the past 3 years and a big part of my job was guiding and mediating emotional behavior of buyers/agents during short sales (surprisingly, not sellers). It's nice when in a business transaction, all parties can keep emotions out, but short sales can be challenging this way. That's where it's important for us agents not to engage.
Good luck and stand your ground!
I have to agree with Anthea, the short sale buyers that I have dealt with were far more crazy on average than the sellers. LOL!
Elizabeth,
I don't think people understand how difficult getting a short sale to closed. I hope you have a great day today.
Elizabeth, you are so correct about making sure you have the "right" type of client to work with. Regardless, of whether or not it is a short sale! There are many calls we receive from distressed homeowners seeking a "miracle" to their situation, and do not always like our answer to avoid foreclosure and being forced to rent!
We are here to help them with their real estate problem ... some do not recognize that they DO have a problem and we are here to help them solve the problem... outside of a "miracle"!
The economy has definitely up-ended a lot of people. Maybe not to dire circumstances, but it seems everyone is feeling the pinch and that can make folks a bit nuts.
50%? wow, it is a lot! Besides, you never know when you take the listing what to expect from a short sale seller.
@Anthea, how interesting, never heard of such job!
I speak crazy. Been called crazy and fraudelent and other names when I first appeared on Activerain in regards to short sales. My belief is that short sales are not a typical real estate transaction. It is of a different mentality and purpose. Some sellers are even mentally challenged. I'm dealing with a drunk right now who forgets conversations we had only a couple of days ago. Understand that concept and you too can fly over the koo koo's nest with the rest of us. Join us, we have cookies and medications! ;)
Elizabeth - Totally off topic, but I absolutely love all of your new photos especially the one of you on your bike.
Hi Margaret: You don't get to be in this business and not run into the crazies, but I sure wish they would quit kicking the back of my chair.
Hi Courtney: Fortunately, I haven't run into too many crazies at the banks
Hi Anthea: One of the methods I have seen used to handle crazy people is to be more formal with them, and address them as Mr. or Mrs. I see you are no longer doing that job.
Hi Dan: I am often called upon to perform miracles and while I do not walk on water, I have been known to pull a rabbit out of a hat.
Hi Chris Ann: I think the economy has something to do with it because otherwise some people can appear very normal.
Hi Inna: Yeah, 50% is a lot. That's my first qualifier in a conversation, although I don't come right ask: hey, are you nuts? But I probe a bit. I read between the lines. I listen intently and intuitively, and if I see signs of insanity, I don't move forward. Unstable people are OK but insane people are not. And the funny part is I feel bad about it. Because insane people need help, too.
Hi Satar: Oh, I am an official member of the cuckoo club.
Hi Michelle: How sweet of you to notice.
It seems folks are coming from all sorts of angles these days. It isn't just in real estate either. It's universal. I attribute some of it to crazy times, but that can't be all of it! And, I'm still licking my wounds from that incident about the motorcycle parked in back of YOUR car last wednesday, Elizabeth. . .LOL
