After interviewing several REALTORS® while planning for the sale of their Haworth, NJ home, the sellers chose me to list & market their beautiful home. Four other agents had suggested a listing price that was considerably lower than the amount for which I thought the home would realistically sell. What I also found interesting was that they all speculated that the time on the market would most likely be several months at the lower asking price. I’m not saying I’m a fan of listing with agents who simply suggest a higher price, but in this case, after a good amount of analysis, it just made sense.
Nobody has a crystal ball, especially during a generally difficult real estate market. I believe correct pricing is just one of many ways to get a home sold. I rely on my gut & taking much more into consideration than just simply accepting a computerized version (CMA) of what the market would bear. The sellers agreed that my marketing plan would be best for them. They also agreed on the listing price & the number at which I suggested the home should sell. We got right to work!
The home was beautifully staged. My photographer & floor plan expert came in & did their thing, and I had professional video shot of the home.
