Having systems is key to saving time and energy.  Once the campaigns or action plans are set up don't forget to always have the last step be start new plan!

I dumped Top Producer last year and have so far been able to use Office products and a few other tools to do everything cleaner and faster.  My PDA phone still gives me problems since TP crashed it and corrupted some of the software.

Randy, if you're able to do "everything cleaner and faster" with Office products than you did with Top Producer; then you weren't using any of the most powerful features Top Producer offers like:

  • Using Lead Inquiry Forms to capture leads from Web pages, automatically import them into your database; then trigger sophisticated follow-up campaigns
  • Tapping a library of custom email and letter templates for use in various marketing and administrative follow-ups
  • Publishing custom flyers to the Web and instantly emailing them to other agents and prospects in your database
  • Segmenting your database into categories like: past clients, "Mets", Buyers, Sellers, Sphere of Influence, etc. and assign fully automated follow-up campaigns
  • Developing detailed administrative checklists for both listing and closing follow-up that automatically calendar and track every item for you
  • Publishing automatic status reports to the Web for you clients to track their own listings and closings.
  • Publishing beautiful custom presentations and reports to the Web as their own Web sites; then emailing links to recipients so they can view them online while you discuss them on the phone.

I could go on, but that's more than enough to make the point.

I hear your frustration, and I see it a lot.  Many agents don't realize what they've got when they get Top Producer. 

Here's the thing.  Real estate is a very complex, intense (and if you do it right, multi-million dollar business).  Top Producer has been developed over the last 20 years, based on the experience and input of top agents all over the U.S. and Canada.  It is an expert system (that's why there's so much to setup and learn). 

If agents would approach it with a mindset that asks, "Why did so many other agents want this feature here?" they would learn many new functions that have been judged by hundreds of thousands of agents as important to do in the real estate business.  Setting up and using Top Producer as it is designed can actually teach you a lot about becoming a more successful agent; as well as support you in achieving more success.

"What's so hard about selling a house?  You put a sign in the yard, people make offers; you take one and save a huge commission."  Isn't that what FSBOs tell you?  Are they right?  Or are they missing something?

Ray....this is a TOTALLY AWESOME Post!

 You want to know why? I called TP Tech Support about this once, and they said the ONLY marketing links you can have are the ones you create IN TP, with flyers, etc.....

Ya gotta love having a software and the tech support and sales people don't even know how to use or sell it properly!

But, I'm in to far now to make a change to another system. Thanks for this awesome bit of information.
