“I Want a Re-do” Suzy screamed! “Why” I said, “What’s Wrong”. “Oh everything, I just had to reduce the asking price of my home by $10,000. The realtor said we had to do a price drop because the house has been on the market already for three months and we haven’t had any offers. I’m so upset.”
“My dear friend Suzy, I know you want to downsize and move to smaller living quarters. You should have contacted me before you put your home on the market. We would have had a discussion about how to prepare your home to appeal to the most buyers first.” Although not happy news, Suzy listened with a discerning ear.
We embraced each other and went inside so I could help soothe her soul. We sat down at a cozy table enjoying a cup of coffee and I explained the home staging process. First we’ll examine the outside of the house and look for any repairs that need to be made. We’ll talk about ways to add curb appeal so the buyers will want to come inside. I then explained that the wallpaper had to go; it was very dated. The red accent wall in her dining room needed to be painted as well. I made suggestions for what items could stay and what she needed to begin packing. I asked her to take some time doing a few preliminaries and to contact me when she was ready to move forward with putting her home back on the market. We could then use either her existing furniture -- it was in great shape and also a neutral color, or we could rent furniture to stage her home. With the second option, she would be able to move to a smaller apartment almost immediately.
I then explained what she was actually losing in total – not just with her first price reduction.
