Yesterday I had an appt with some buyers looking for your typical 3/2/2 home under $90,000. Excellent I thought. I will just pull up the MLS Available homes when they arrive so we are working with the best possible information and not outdated third party listings.

                For the first time in a long long time I was truly stumped! Where were the houses? Of course I was also being challenged with the desire to have 2000 sq ft block move in ready.                 I settled at pulling up homes 1700 sq ft or larger. Including short sales we struggled to find 4 homes to look at. WOW! After review, only one was close to move in ready and it was at 99K, Nine thousand above their threshold.

                Now I understand sometimes you just can’t fill the bill due to unrealistic expectations but I certainly thought I would have come closer than I did. Of course I asked my clients about going smaller in size or higher in price. Due to shell shock, since there is after all hundreds of available homes on the internet that met their criteria, we parted unsure if anything will arrive out of our time together.

                I knew the market was changing and low inventory is driving homes prices up but again, as I asked myself quite a few times yesterday - WOW - Where did all the homes go???

Hi Gayle,   buyers need to start taking advantage of these great opportunites...OUr inventory is extremely low here also.

Ronald - so true - what is paying 10K more now rather than 20K more in another year. Cash buyers too. I offered my private lender if they just didn't have it.

I even have the cutest "poster" on my office door that reads:

"Dear Optimist, Pessimist, and Realist,

While you guys were busy arguing over the right price fo rthe house, I bought it!
